The best properties never make it to Rightmove always, by the time the crowd sees them, the real profits are already gone.
So I try to delve a bit deeper when searching for good properties in a city I’m interested in and that means I got to build my network.
What are the things I do?

There’s talk that stamp duty might be payable in installments over multiple years rather than all at once.
The newest ONS figures reveal much of the usual story: house prices up 2.8%, rental growth solid but starting to plateau. Yet they also expose a striking gap in rental increases—9.2% in the North East compared to only 3.4% in Yorkshire (and, for once, the South East isn’t at the bottom).

Most people don’t realise this, but the very best property deals rarely ever make it onto Rightmove.
By the time something appears there, the insiders have usually already had first pick.
That’s not to say you shouldn’t use Rightmove, I still view and even buy properties from there. It’s a great tool.
But the truth is, the more tools you have in your arsenal, the better equipped you are to maximise your opportunities and that’s exactly where you want to be.
Off-Market Intelligence Networks
With that in mind, here are the 5 off-market networks I’ve been focusing on whilst I’ve been reporting on Liverpool.
Local Independent Estate Agents
Local estate agents often have the latest information and are a great place to begin. While looking at properties and booking viewings in Liverpool, I’ve been asking the same agents about any off-market opportunities where owners may want a quick sale.
In return, I let them know I’d be using them as the letting agency, which gets their attention and helps build my network.
Property Sourcers & Direct-to-Vendor Deals
Property sourcers are another great option. I have worked with them in the past and still stay in contact.
Their job is to find the best opportunities and because they are well connected a good sourcer can act as your eyes and ears in the property game, sometimes even giving you access to deals before they reach the market.
Liverpool’s Tight-Knit Community
Get in with the community. You can start building your Liverpool property contacts by attending local networking events, whether hosted by estate agents, investor groups, or landlords’ associations, since familiar faces quickly become trusted ones.
Great way to build contacts.
Social Media Prospecting (LinkedIn & Facebook Groups)
You can use social media prospecting through LinkedIn, Facebook groups, Reddit property threads, and even Instagram connections tied to Liverpool to reach motivated sellers directly, giving you more control and speed than traditional channels.
Tracking Builders & Contractors
By building relationships with builders and contractors, who often know about distressed or development-ready properties before estate agents. Getting connected with 2 or 3, will give you the exposure and foresight, spotting hidden gems.
